More than half of the residential buildings being built in Tatarstan are built from unsuitable materials, according to Almir SALAKHOV, Honored Builder of the Republic of Tatarstan, Associate Professor at the Kazan State University of Architecture and Civil Engineering, author of the book “Ceramics for Builders and Architects.” We talked with him about the reasons for this state of affairs and ways to solve the problem.

— Almir Maksumovich, what materials are we talking about?

— Mainly about sand-lime brick. The current attitude of the city authorities towards him is very indicative. Thus, it has been repeatedly stated that they will no longer build from it in the center of Kazan. But the arguments have always been and are being given purely aesthetic ones. Yes, to some extent we can agree with this, as well as with the fact that the aesthetics of the center are more important than the aesthetics of residential areas. But sand-lime brick on the facade is not only a blow to the appearance of the city, it is a matter of durability, environmental and structural safety of residential buildings.

Take sand-lime brick in your hands and feel how cold it is. This is because it, like a blotter, absorbs moisture, and at high humidity it generally collapses. Therefore, walls made of sand-lime brick have always protected from direct rain, which is why ancient houses built from it last for a hundred years (protection was also done, although with lesser requirements, in the 60s). Therefore, it is strictly forbidden to use it for constructing foundations or plinths of buildings. One can only marvel at the courage (or ignorance) of the builders who, for example, on Gvardeyskaya Street left ten floors of sand-lime brick almost down to the asphalt without any protection. And such examples are far from isolated. Where are our regulatory authorities looking? And who will solve the problems that will arise in connection with this in ten to fifteen years? And in houses with blotting walls they will certainly arise. What to do with them then? And what should people do who have taken out apartments in these houses with a mortgage for thirty years?

Let us add that due to the specific pore structure, sand-lime brick has a very weak connection with mortars, and this does not contribute to the strength of the masonry. Let us remember the explosion of a building on Gvardeyskaya Street. Experts noted that there are almost no traces of mortar on the brick. The mortar, apparently, was initially present; there was no necessary connection with the brick.

- An obvious question. But professionals cannot be unaware of all this, so why does construction with sand-lime brick continue? Maybe there is simply no alternative to it?

- They should know, although today even some graduates of the construction university do not see much of a difference between sand-lime and ceramic bricks... In recent decades, many amateurs, and sometimes outright criminal elements, have come into construction. Such people are only interested in today's profit, and even better - excess profit. It is typical that, selling so-called luxury sand-lime brick housing to the city, they buy German bricks for their cottages at a price of two euros apiece (by the way, in Germany it costs 30-40 cents). I don’t think they have a headache about the quality of urban construction; on the contrary, they must be somehow different from ordinary people.

But the main problem is “traditions”. Sand-lime brick was invented at the end of the 19th century in Germany for industrial construction. And in our terminology it is called brick, and there it is called stone made of sand and lime. It has its own area of ​​application, but we have unreasonably expanded it... The advantages or disadvantages of materials appear exclusively in specific buildings or structures. For example, concrete structures are more suitable for the construction of bridge crossings, gypsum materials work well for the interior decoration of public buildings, sand-lime brick is used for warehouses, industrial and agricultural buildings. Our country has been focused on industrial construction for a long time, and the base of the construction industry was formed for these tasks. As a result, the materials produced were also used “at the same time” for housing construction. This imbalance continues to this day. But you need to understand that materials for housing are special. In addition to strength, durability, fire resistance, such characteristics as equilibrium humidity with the environment, vapor permeability are also important for them - something that, relatively speaking, allows the wall to “breathe”, and so on. After all, the wall of a residential building is not just an enclosing structure, it is rightly called the third skin of a person... That is, we have not yet broken the consciousness that housing construction requires materials that meet the requirements for human habitation. A simple illustration of priorities - the main faculty at KSASU is called the Faculty of Industrial and Civil Engineering... By the way, it has been reported more than once that in the center of Kazan they will no longer build from sand-lime brick. But no, they continue. Either the examination misses such projects, or the projects are the same, but the execution is different. And in Moscow and St. Petersburg, the construction of housing made of sand-lime bricks has long been stopped.

Age of Ceramics

— Now about the alternative. There are no ideal materials in real life. Rather, we can talk about optimal combinations of characteristics. And, based on this, - about a material familiar to us since ancient times - ceramics. During the implementation of the program for the elimination of dilapidated housing, we examined walls that had served for 100-150 years. Everything was dilapidated, but not brick. The most interesting thing is that bricks from these demolished houses were sold at almost the price of new products, mainly for individual construction - there are people who understand. Numbers help. At a relative air humidity of 80%, sand-lime brick gains absolute humidity up to 8%, ceramic - 0.5%.

In addition, the time has passed when building ceramics meant only brick. This is an extremely wide range of products and structures with a variety of characteristics, including roofing materials. But all these products are united by environmental impeccability, fire resistance, durability and high aesthetic characteristics. It seems logical to me to build roads from concrete, the frames of high-rise buildings from metal, but much of what people touch is from ceramics. No material can give that feeling of warmth, reliability, necessary connection with the earth, which is present in an architectural space created from baked clay. This is well understood abroad, where in a number of countries ceramics are the main material for housing construction. The production volumes of such materials around the world are growing steadily. This allowed a number of authoritative experts to conclude that the 21st century is the century of ceramics. There are successful examples of construction from ceramic bricks in Kazan - “Suvorov Complex”, “Panorama”. The use of ceramic materials, as far as I understand, is the trademark of the architect Viktor Tokarev.

At the same time, of course, I do not exclude the use of other materials, such as gypsum. Its environmental characteristics are no worse than those of ceramic bricks, although the scope of application is much narrower.

“But, as they say, we can’t afford mass construction using ceramics...

— We need to figure out why ceramic materials are considered more expensive (regular ceramic bricks are sold 10-15% more expensive than silicate bricks).

In pursuit of total industrialization, they wanted to bury building ceramics altogether. New factories for its production were not built, money was not allocated for the reconstruction of existing enterprises, equipment for the production of ceramics was not developed or produced. And now it is gone, but what was there remains in Belarus and Ukraine, the country is forced to buy equipment abroad. Science has lagged significantly behind, and the training of specialists has been reduced to a minimum. All this could not but affect the quality of the brick. At the same time, it costs more than in Western Europe, mainly because the cost of its production in our country is much higher. In Tatarstan, the energy intensity of ceramic brick production is 6-8 times higher than the corresponding indicators in European countries, and labor productivity is tens of times lower. Thus, the relative high cost of ceramic bricks in our country is caused, first of all, by the loss of former craftsmanship and backwardness of technology, and not by any means by the specific features of ceramics.

I will add that in order to change the properties of sand-lime brick, a new material was developed - cellular concrete. In terms of thermophysical characteristics, it is close to efficient ceramic blocks, however, the energy intensity of its production at a number of enterprises in Tatarstan exceeds the corresponding indicators of ceramic blocks.

Money out of thin air

— How to overcome this gap? And more broadly: how to make ceramic construction profitable?

— Construction from ceramic bricks will be beneficial for the population and economy of the republic when we produce it ourselves in the widest range of products, and not import it from other regions. Over the past ten “fat” years, we have actively contributed to the development of the building materials industry in neighboring regions, purchasing up to 200 million bricks from them annually (we produce 250 million ourselves). The southeastern oil regions of the republic still rely on imported, and therefore expensive, bricks. However, it is no secret that for contractors and, presumably, some administrations, what is more profitable is more profitable... Speaking about mass construction, I would pose the question differently. Will we continue to use in housing construction materials developed and intended for industrial purposes (sand-lime brick, heavy concrete, sandwich panels), or will we modernize our ceramic production in order to significantly reduce its cost?

Similar Ukrainian enterprises experienced a shock when gas prices began to rise. But this forced them to undertake reconstruction, and they coped with this task. Apparently, in Tatarstan this will be forced by increasing local competition and market conquest from Samara and other regions. Last November, the Klyuchishchi plant was launched (60 million bricks per year), an enterprise in Kurkachi (150 million) will soon be officially opened, the Kazan Construction Materials Plant is determined to complete work on the creation of the Koshchakovsky plant (90 million) in May, and the plant is planned to be commissioned next year in the Tetyushsky district (60 million)... Under these conditions, the self-indulgence will stop. The energy intensity indicators of new plants are, of course, much lower, otherwise they will be uncompetitive. And we can absolutely say: since construction ceramics, unlike many other enterprises in the construction industry of Tatarstan, focuses on local raw materials, there can be no reason for the level of profitability of its production to be lower than that of other enterprises. Moreover, modern technologies allow us to make money literally out of thin air: by changing the firing atmosphere, we obtain the colors of products that are most in demand on the market, and therefore additional profit.

All this requires highly professional personnel. Ceramics is a very high technology. Purchased Western technological lines require very serious engineering training. It will be necessary to rebuild the curricula of specialized universities. After all, it won’t be very good if we do something here, send data somewhere to Munich, and the guys from there start directing us. For professionals to emerge, you need a team of like-minded people. Usually in universities this is a specialized department. Five years have passed since the Ministry of Construction of Tatarstan approached the leadership of KSASU with a proposal to create a specialized department of ceramics, but it still does not exist. Meanwhile, interesting work on the study of ceramic materials is already being carried out at KSU and the University of Technology.

In addition, the more active use of ceramics also implies a change in attitude towards the quality of construction. Ceramics is a fusion of technology and art. With the return of ceramics to construction, aesthetics are also returning. Naturally, the requirements for architects, designers and construction site workers are increasing significantly. Otherwise, we have a lot of architects who, in pursuit of fashionable forms, do not see and do not know the properties of the material. At most Kazan construction sites, professionalism has fallen catastrophically, which will become evident in the near future. But at many construction sites in Arsk or Alekseevsk, due to the appearance of their own ceramic bricks, professionalism has grown before our eyes.

Actually, all this is discussed in the book “Ceramics for Builders and Architects”. I wanted to show ceramics as a high science, based on the latest achievements of physics, mathematics, chemistry, and geology. At the same time, these are the latest technologies, modern robotics and control systems. At the same time, ceramics is art. It is the combination of these factors that allows it to be both the most ancient and the most modern material for humans. I had the opportunity to study the work of about a hundred ceramic factories in Western Europe and attend the largest international exhibitions and congresses.   • The need to remodel the roof also weighs heavily when choosing a brick facade. The finished roof will not be able to protect the new structure.

All these nuances significantly increase the price of an already expensive cladding. If the house is old and cannot withstand such loads, then it is better to use lighter options for repairs, for example, basement siding with imitation brick or ceramic tiles for the facade.

A curtain façade is used.

Detailed description of the process of plastering a brick wall

After the house has settled, we begin to finish the wall with plaster. First of all, the wall must be cleaned of dust and other contaminants. In this case, the mortar in the seams on the walls must be scraped out to a depth of 1 centimeter. After this, you can wet the walls with water for better adhesion to the plaster, or cover them with a solution of water and cement in order to give the surface unevenness, which again will make it easier to apply the plaster.

After this, we will need to install beacons, which we will mount to the height of the future plaster layer. The beacons themselves are attached at the seams between the bricks. The first beacon is installed 30 centimeters from the corner, and the subsequent ones - 120-150 centimeters from each other. Having first applied a layer of primer and then plaster, wait for the latter to set, then apply the second covering layer of material to a thickness of about a couple of millimeters. After this, the beacons can be removed, and the remaining irregularities in their place can be plastered.

How to do it right

There are a number of nuances, the observance of which will allow for high-quality cladding. As a rule, half a brick is used for lining a house. If the wall does not have support, it becomes weak. This is especially noticeable over large areas. To obtain stability, the facing layer must be securely attached to the wall. You can do this in one of the following ways:

  • A nail is driven into the wall. It is advisable that it goes to a depth of at least 100-150 mm and bends to form a hook looking upward. A soft wire no more than a meter long and 33 mm thick is taken and tied to the resulting hook so that it can be folded in half. Now the wire is twisted and in this form is led to the facing layer, where it is again spread out to the sides along the masonry. Now all that remains is to finish the nail so that it curls into a ring and the wire does not come off.
  • You can take a strip of tin one meter long and no more than 30 mm wide. A nail (self-tapping screw) is driven into the center of the tin and the strip is nailed to the wall. Next, both ends of the sheet are connected, led to the facing wall and here they are unbent and spread apart, just like the wire.
  • For this method you will need a mesh for laying. One end of it is attached to the wall, and the other is led to the masonry and here it is cut until the rods lie exactly in the middle of the bricks. And they make such a sling every 5 rows. To prevent the rods from jumping out of the solution, they are slightly bent upward. This is clearly visible in the picture.

You can also make single dressings, but then they should be located over the entire area of ​​the wall, and the step between them should be from 50 cm to 4 pieces per square meter of cladding.

Laying the cladding with your own hands can be associated with certain difficulties: violation of the horizontal and vertical layers. To solve this problem, you can use a special technique that will allow you to control each direction:

  • Drive long pins into each corner of the house and horizontally above the base. They need to be really long to extend beyond the trim.
  • In the upper right corner, a wire is tied to a pin, lowered down and movably tied to another pin. Please note that the attachment point corresponds to the outer edge of the cladding.
  • A plumb line is taken and the vertical position of the thread is checked. Next, the desired position is fixed.
  • In the left corner the operation is repeated.
  • As soon as two strings stretched horizontally appear, a cord is tied between them, which will move horizontally up and down along these strings. The main thing is not to forget to check the horizontal level of the set level every time.

In this way, you can cladding frame buildings where ventilation is also needed. Here it also turns out that the walls are made of a material that conducts moisture better than that used for lining. Wire or tin must be attached to the posts.
